What's under Mount Eden's floors
Timber villas
Housing here runs from 19th century villas to modern apartments. Most early homes were built from kauri, mataī and tōtara, and the last large block was subdivided by 1930.
A tram suburb
Trams linked Mount Eden, Balmoral and Kingsland to the city from the start of the 20th century, which is when much of the housing went up.
Special character
Mount Eden is one of the isthmus areas covered by the Unitary Plan special character overlay.
Hit hard in 2023
Auckland Council names Mt Eden among the worst-hit areas of the early 2023 storms. Across the Albert-Eden-Puketāpapa ward, 1,486 buildings were stickered, 95 of them red.
Flats and renters
In the Albert-Eden board, 40.8% of homes are joined dwellings, the second-highest share in Auckland, and 44.0% of households pay rent.
Is the villa wiring safe?
Age alone doesn't make wiring dangerous, and WorkSafe says existing installations can keep being used if they aren't unsafe. What matters is condition. The warning signs in an old villa are a board with rewireable fuses, no RCDs, cable with rubber insulation, scorched or warm switches, and lights that dim when the heater starts.
If you see any of them, get a rewiring specialist to test the circuits and tell you what they found. Many villas are part-rewired already; a good electrician will tell you which parts are fine.
Flats, apartments and rentals
With so many joined homes and renters, a lot of work here is in flats: smoke alarms that meet the tenancy rules, extractor fans that vent outside, and heating that can warm the living room to 18°C. In a block of flats, the main board and shared wiring belong to the body corporate.
If it were our villa
We'd plan the electrical work with the renovation, not after. When ceilings are down or floors are up, rewiring is far less disruptive, and it's the moment to add the power points, lighting and heat pump circuit you'll want for the next 30 years.
