Hastings, house by house

Villas and bungalows around Cornwall Park

Central Hastings' largest group of Character Residential zones surrounds Cornwall Park. Fitzroy Avenue was developed in the 1920s with timber weatherboard and stucco villas, the original Cornwall Road houses date from the early 1900s to the 1930s, and Nelson Street North is lined with 1920s and 1930s villas and bungalows.

Rebuilt after 1931

Heritage New Zealand says that in Hastings in 1931 masonry buildings crumbled and only reinforced concrete survived. The Russell Street Historic Area now holds a large concentration of Spanish Mission and Art Deco buildings.

Soft ground

Hastings District Council lists medium liquefaction vulnerability and medium earthquake amplification as hazards in Hastings North, and says they're no greater there than across suburban Hastings as a whole.

Lines company: Unison

Unison handles every Hastings connection. Transpower's Redclyffe substation, which connects Napier and parts of Hastings to the national grid, was badly flood damaged in Cyclone Gabrielle, and Unison says a peak of 75,000 customers lost power.

Wiring in a hundred-year-old house

A villa built in the 1920s has had a century of owners, renovations and add-ons. Some will have been fully rewired. Others may still have rewireable fuses, no RCDs and a handful of original circuits feeding far more than they were built for.

If you're buying or renovating one, an electrical inspection first tells you what you're dealing with. A good electrician who works on character homes can keep original features while bringing the board and wiring up to a safe standard. Rewiring and new circuits are general work, so you should get a Certificate of Compliance and an Electrical Safety Certificate at the end.

Out on the plains and the coast

Rural Hastings feels storms first. Cyclone Cook in April 2017 cut power on Williams Road and across mainly rural areas including Haumoana, Twyford, Clive and Maraekakaho Road, and the last of the 15,000 Unison customers affected faced a fourth night without power.

Gabrielle went further. Four weeks on, 700 customers were still without power and generators were running around 760 households that couldn't yet be reconnected. In the Esk Valley, flooding put properties under 7 metres of water, and 265 properties across the district had been confirmed Category 3, no longer safe to live in, by 3 October 2023.

For a property on a long rural line, the useful jobs are a proper generator connection, outdoor power points and lighting that stand up to the weather, and a board with RCDs on every circuit.

Signs your Hastings home needs a sparky soon

  • Ceramic fuse holders with fuse wire in the switchboard.
  • Lights that dim when the heater or kettle comes on.
  • Scorch marks or a warm smell around a power point or switch.
  • Anything that's been wet in a flood and hasn't been checked since.
  • A breaker or RCD that trips again after you reset it.

What we'd do in Hastings

Buying a villa or bungalow? We'd get an electrical inspection before you sign, not after you move in. On a rural block, we'd talk to an electrician about a generator inlet now, because Cook and Gabrielle both showed how long Hastings' outer areas can wait for power.

Questions

Straight answers.

Who do I call when the power's out in Hastings?

Unison, once you've ruled out a tripped breaker or blown fuse on your own board. A fallen line is a 111 call first, then Unison on 0800 2 UNISON (0800 2 86476).

Is rental work in Hastings any different?

The rules are national. At the 2023 Census, 30.96% of Hastings District households didn't own their home or hold it in a family trust, and every rental must meet the healthy homes standards. Landlords and tenants can't do the electrical work themselves.

Can I keep the old light fittings in my villa?

Often, yes. An electrician can usually rewire behind original fittings, as long as the fitting itself is safe. Ask before work starts, so they're not thrown out.
